Fees
Apartments and houses
Fee
Amount
Leasing fee (first month)
50% of the first month's rent + GST
Management fee
7% of the monthly rent or $150 (whichever is greater) + GST
Example: $2,800 monthly rent
Leasing fee: $1,400 + $70 GST. Management fee: $196 a month + $9.80 GST, since 7% is more than $150.
Other fees
Reserve fund (overseas owners only): we hold a refundable deposit from the first month's rent: $500 for apartments and townhouses, $1,000 for detached houses and duplexes. It covers emergency repairs or unpaid management fees and is refunded when you end our services.
Lease renewal fee: 25% of the first month's rent if you and the tenant sign a new fixed-term lease (the second year), because we redraft the lease and update tenant information.
Vacant units: a minimum management fee of $150 a month + GST still applies, as we keep handling strata communication, prepaid utilities, viewings and upkeep until the next tenant moves in.
Keys and FOBs: owners provide at least three sets, one for the property manager and one for each adult tenant. Ordering extra costs $25 handling plus the cost of the keys or FOBs.
Mail retrieval: owners forward their personal mail. We only collect property-related mail, and extra trips cost $50 each.
Bank fees: if we pay for cleaning or repairs in advance on your behalf, any resulting bank fees are the owner's responsibility.
Part 5
BC landlord essentials
A quick summary of rules that affect owners who rent out a home. See our Tenancy Rules page for more.
Rent increases: capped at 2.3% in 2026 and 2.2% from January 1, 2027, once every 12 months with 3 months' written notice.
Deposits: no more than half a month's rent for the security deposit, and half a month for a pet damage deposit.
Inspections: a move-in and move-out condition report signed by both sides protects you if there is damage.
Entry: 24 hours' written notice before you or your manager enter the unit.
Moving in yourself or selling: special notice rules and compensation apply. Do not ask a tenant to leave without following them.
Short-term rentals: rentals under 90 days are restricted in most BC cities to your principal residence. See our Current Policy page.
Non-resident owners: Canada generally withholds 25% of gross rent paid to non-residents unless an approved filing reduces it, and a landlord reports it on the NR4. Speak with an accountant.
