  • A furnished 1-bedroom costs about $68 more a month than an unfurnished one.

Report 2

Vacancy and rent actually paid (CMHC survey, October 2025)

These figures cover purpose-built rental buildings and show what current tenants pay, which is lower than today's asking rents.

AreaVacancy rateA year earlierAverage rent, all unitsAverage 2-bedroom
Burnaby6.0%1.5%$1,845$2,144
Richmond3.4%0.7%$1,826$2,018
Surrey4.3%1.7%$1,714$1,858
  • CMHC links Burnaby's jump in vacancy to condo completions in Brentwood and new rental projects in Edmonds and Metrotown.
  • Across the Vancouver region, the average 2-bedroom rent paid was $2,363, and rents for the same units rose only 2.2%, the smallest increase in 20 years.
  • Asking rent for new tenants in the second quarter of 2026 was about $2,280 for a 1-bedroom, compared with $1,809 paid on average by all tenants.

CMHC surveys in October and releases results in December, so these remain the latest official figures until its 2026 report.

Report 3

Where rents are heading

  • Rents have been falling for about three years. Vancouver asking rents have dropped year over year for 34 consecutive months, and are at their lowest September level since 2021.
  • The slide is slowing. Vancouver's annual decline narrowed from 4.1% in August to its smallest since December 2023.
  • Supply is the main reason. Urbanation's president says new supply drove the correction and, in Toronto and Vancouver, appears to be moving past its peak.
  • Month to month, rents have been flat. The Metro Vancouver 1-bedroom average moved only $2 between September and October.
What it can mean

Tenants: more choice and room to negotiate, especially in Burnaby, and ask about move-in incentives. Landlords: price to the current market, expect vacancies to take longer to fill, and present the unit well. Investors: compare rent with your costs using our Mortgage Calculator.

Guide

How to read rent numbers

  • Asking rent vs rent paid: asking rent is what new listings request today. Rent paid is what all current tenants pay, including long-time tenants whose rent can rise only by the annual limit.
  • Different sources, different numbers: Rentals.ca, liv.rent, Door Insight and CMHC each count different units and time periods. Compare numbers from the same source.
  • Median vs average: a few expensive units lift the average above the median.
  • Unfurnished vs furnished: furnished units usually cost more.
  • Rent limits: for sitting tenants, increases are capped at 2.3% in 2026 and 2.2% from 2027, with 3 months' written notice and no more than once every 12 months. A new tenancy can start at market rent. See our Tenancy Rules.

Sources and next steps

Figures come from Rentals.ca and Urbanation (October 7, 2026 report), liv.rent (October 2026 report), Door Insight (October 2026) and the Canada Mortgage and Housing Corporation (October 2025 survey, as summarized by third parties). Asking rents change monthly and differ by source, so use these as a guide and not a quote.
